Job Description:

The Marketing Director holds ultimate responsibility for the organization’s marketing activities and oversees the development and delivery of a fully integrated marketing strategy. This is a full-time, Atlanta based, salaried position (paid holidays, vacation time, and benefits available) Monday through Friday with company-wide travel.

Duties:

• Responsible for development of the Brand strategy and marketing strategy for new and existing apartment communities, and must be comfortable presenting them professionally to third party clients. • Oversees implementation of the Marketing strategy - including campaigns, events, digital marketing, and PR. • Oversees all aspects of email marketing; writes, creates and distributes email broadcasts and invitations, maintains email marketing contact lists • Manages social media programs, including blog, Twitter, LinkedIn, and Instagram to improve social media reputation and recognition. • Assists the on-site staff in marketing the apartment communities, determining leasing problems and offer solutions to vacancies. • Negotiates prudent financial arrangement with selected advertising services (Internet advertising, signage, direct mail, referral programs, special leasing programs, etc). • Visits properties and shops competitive properties to analyze marketability of unit rental rates, floorplans, advertising, décor (office, clubhouse and model) and curb appeal. • Coordinates and analyzes weekly occupancy reports to anticipate and combat downward occupancy trends. • Responsible for increasing resident retention, tracking competitive trends and generating new leasing traffic. • Develops and delivers marketing and communications strategies for the organization. • Undertakes continuous analysis of competitive environment and consumer trends To perform this job successfully, an individual must be able to perform each essential duty. Must be proficient in Microsoft Office and advanced skills in Adobe Photoshop, InDesign, Illustrator, Acrobat Pro and/or other marketing software. Must be self-motivated, extremely organized and possess the ability to efficiently manage time and priorities effectively. Must be an independent thinker with ability to multi-task. Excellent communication skills both written and verbal are required.

Experience and Education:

Bachelors or Master’s degree in Marketing, Communications, Business Administration or related field preferred. • 5+ years of extensive experience in sales, marketing, advertising and brand management. • Proven track record of success in senior marketing roles. • Confident, driven and dynamic leader with a passion for working in and managing a fast-paced, collaborative environment • Entrepreneurial mindset with the ability to spot original branding opportunities.

Work Hours:

Full time salaried position.
